Commercial Dishwasher Repair in Houston, TX

We repair commercial dishwashers for Houston restaurants, bars, cafes, hotels and office kitchens. Phone (832) 332-1641 or use the commercial quote form to tell us what the machine is doing.

Common problems
Commercial Dishwasher Problems We Fix
-
Rinse not hot enough
Likely cause: On a high-temp machine the final rinse gauge can read low when the booster heater, its element or a thermostat has failed. Scale on the heater often makes it slow to recover between racks.
-
Dishes come out dirty
Likely cause: Wash arms clogged with food bits or scale usually leave soil on the ware. A worn wash pump or a detergent line that has stopped feeding can give the same result.
-
Tank will not fill
Likely cause: A fill valve that sticks shut or a float that reads full when the tank is empty will stop the machine from starting. Low water pressure to the machine can also be the cause.
-
Water stays in the tank
Likely cause: A drain that is blocked with labels, straws or broken glass is common in bars and busy dish pits. On machines with a drain pump, the pump itself may have quit.
-
Chemicals not feeding
Likely cause: The small squeeze tubes in the chemical pumps wear out and can split. A machine that is low on sanitizer or rinse aid often shows it through spotted glasses or failed test strips.
-
Leaks from the door
Likely cause: Door seals and splash curtains wear from steam and constant racks going in and out. A door that has been bent by a cart can also let wash water spray onto the floor.
What we work on
Commercial Dishwasher Types We Repair
High-temp machines sanitize with very hot rinse water and low-temp machines use a chemical sanitizer, and that difference changes which parts we test first.
- Door-type and pass-through machines
- Undercounter dish machines
- Bar glasswashers
- Conveyor and rack machines
- High-temp machines with a booster heater
- Low-temp chemical sanitizing machines
Our process
How a Commercial Visit Works
-
A few questions
We ask what hours you serve, where the dish pit is and whether the machine is high-temp or low-temp. If a chemical company owns or services the dispensers, tell us that too.
-
Running a rack
We run cycles and watch fill, wash, rinse and drain. We read the wash and rinse temperatures, check the arms, pump, valves and heaters, and note any error on the display.
-
Your decision
We tell the manager what failed and the cost of the repair before starting. No part goes in until you agree.
-
Repair and recheck
Once the repair is done, we run several racks back to back. We check temperatures or chemical feed again and look under the machine for leaks.

Questions
Commercial Dishwasher Repair Questions
Can we keep washing by hand while we wait?
Many kitchens switch to their three-compartment sink when the machine is down. Follow the wash, rinse and sanitize steps your local health rules call for. We will work to get the machine running so the sink is only a stopgap.
Our machine is leased from a chemical supplier. Can you still repair it?
Check your lease first, since some suppliers require that only they service the machine. If the machine is yours and only the dispensers are theirs, we can repair the machine and leave the dispensers alone.
What should staff write down when it stops?
Ask them to note the wash and rinse gauge readings, any code on the display and the point in the cycle where it stopped. A photo of the gauges emailed to Optimalappliance.company@gmail.com is a big help.
Will the dish pit be out of use during the repair?
The machine will be, and we may need the water or power to it shut off for part of the visit. The sinks next to it can usually stay in use. We let the manager know before we shut anything off.

I am very pleased with this company’s performance and their tech, Isa, was very kind and respectful. He was knowledgeable and very quick to get started and courteous with his work. He cleaned up everything after, I couldn’t even tell that he moved the washer. The machine is fixed and working perfectly. Thank you so much!

Taghi was so very helpful to my family! Our washing machine was full of water and I tried everything I could think of, but I could not get the water to drain. Taghi was at my house in less than two hours. He found the problem right away, made the repairs, and cleaned everything up. All of this was on a Saturday! I am so very thankful! I promptly put Optimal Appliance Repair’s number in my phone for my next appliance emergency!
