Common problems

Commercial Refrigerator Problems We Fix

  • Box temperature creeping up

Likely cause: On a busy line the doors open hundreds of times a shift, and a unit with grease-coated condenser coils often cannot catch up. A weak fan motor or a low refrigerant charge can show the same slow climb.

  • Ice on the coil

Likely cause: A walk-in or reach-in that ices over usually has a defrost problem, such as a failed heater, timer or sensor. A door that does not close fully can also pull in humid air that freezes on the coil.

  • Prep table top is warm

Likely cause: The pans on top can run warmer than the cabinet below when the air path to the rail is blocked or the rail fan has quit. Lids left open through a long rush often make it worse.

  • Compressor short cycling

Likely cause: A compressor that starts and stops every minute or two is often tripping on high pressure or heat. Blocked airflow around the unit, a bad start component or a failing control can cause it.

  • Water pooling inside

Likely cause: Standing water in the bottom of a cabinet or on a walk-in floor usually comes from a plugged drain line or a frozen drain pan. On a walk-in freezer the drain line heater can be the part that failed.

  • Torn or loose gaskets

Likely cause: Door gaskets on line coolers take a beating from carts, pans and constant use. A split gasket or a sagging hinge lets warm kitchen air in, which can make the unit run without a break.

What we work on

Commercial Refrigerator Types We Repair

Some of these have the cooling system built into the cabinet and some, like most walk-ins, have a separate condensing unit on the roof or behind the building, so we ask which kind you have.

  • Reach-in coolers and freezers
  • Walk-in coolers and freezers
  • Sandwich, salad and pizza prep tables
  • Undercounter and worktop units
  • Back-bar and bottle coolers
  • Glass-door merchandisers

Our process

How a Commercial Visit Works

  1. Before we come out

We ask when you open and close, when your rush is, and where the unit sits, such as on the cook line, behind the bar or out back. That helps us pick a time that keeps us out of your staff's way.

  2. Tracking down the fault

We check box temperature, airflow, coils, fans, controls and the defrost system. On a walk-in we look at both the evaporator inside the box and the condensing unit outside.

  3. You decide

We explain what we found in plain words and tell you the cost before any work starts. Nothing is replaced until the manager or owner says to go ahead.

  4. Fix and pull-down check

After the repair we run the unit and watch the temperature come down. We show the person in charge the reading before we leave.

Questions

Commercial Refrigerator Repair Questions

What should we do with the food while the unit is down?

Move product to another cooler that is holding temperature, or onto ice, as soon as you see the reading rise. Keep the door of the failed unit shut as much as you can. Follow your own food safety plan on what to keep and what to throw out.

Can you work while the kitchen is open?

Often we can, if there is room to reach the unit without blocking the line. Tell us your slow hours when you call or write, and we will try to plan the visit around them.

What do you need to know when we call?

Tell us the kind of unit, where it sits, the temperature it shows now and when staff first saw the problem. A photo of the data plate sent to Optimalappliance.company@gmail.com helps us come prepared.

Do you repair walk-ins with the condensing unit on the roof?

Yes. Let us know how the roof or outdoor unit is reached and whether someone on site has to unlock access. We check both ends of the system during the visit.
