Common problems
Commercial Washer Problems We Fix
-
Machine will not start
Likely cause: A washer that takes payment but does not run often has a door lock that is not proving closed. A coin drop, card reader or control fault can also stop the cycle from beginning.
-
Water left in drum
Likely cause: Coins, hair ties, lint and small items from customer loads usually end up in the drain valve or pump. On larger extractors a drain valve that sticks open or shut is a common cause.
-
Loud roar in extract
Likely cause: A rumble that gets louder as the basket speeds up often points to worn bearings. Machines that run load after load all day can reach this point sooner than staff expect.
-
Leaking at the door
Likely cause: The door gasket on a front loader can crack or pick up grit that keeps it from sealing. Too much soap from customers can also push suds and water past a good gasket.
-
Slow fill or no water
Likely cause: Sediment can clog the inlet screens, and fill valves can stick after years of use. A water level sensor that reads wrong can also stop the fill early.
-
Shaking or walking
Likely cause: A soft-mount machine with worn shocks or springs can shake hard in spin. On a hard-mount unit, loose anchor bolts or a cracked base under the machine are usually the things to look at.
What we work on
Commercial Washer Types We Repair
Vended machines in a laundromat or apartment building and on-premise machines in a hotel or care home have different controls, but the pumps, valves, belts and bearings inside wear in similar ways.
- Coin and card operated front-load washers
- Commercial top-load washers
- Hard-mount washer-extractors
- Soft-mount washer-extractors
- Stacked washer and dryer units
- On-premise laundry washers for hotels, gyms and salons
Our process
How a Commercial Visit Works
-
Getting the details
We ask for your hours, how many machines are down and where they sit in the row or laundry room. We also ask who will be there with keys to the coin boxes and service panels.
-
Checking the machine
We run the washer through fill, wash, drain and extract and read any error codes. Then we look at the lock, valves, pump, belt and bearings to find what failed.
-
Your go-ahead
We tell you what is wrong and what the repair costs before we start. If you have several machines down, we list each one so you can choose what to fix first.
-
Repair and test load
We fit the parts, run a full cycle and check for leaks and noise. The machine goes back in service only after it finishes the cycle cleanly.

Questions
Commercial Washer Repair Questions
Can you look at more than one machine in a visit?
Yes. Tell us how many are out of order and what each one is doing when you call (832) 332-1641 or send the form. That lets us plan enough time and bring the likely parts.
Do we need to close the laundry room while you work?
Usually not. We block off the machine we are working on and keep tools and parts out of the walkway. If water has to be shut off to a whole row, we tell you first so you can warn customers or staff.
A customer's clothes are locked inside. What now?
Do not force the door, since that can break the lock and the handle. Put an out of order sign on the machine and call us. We can release the door safely during the visit.
How can staff report a fault so it is useful to you?
Ask them to note the machine number, the error code on the display and the point in the cycle where it stopped. A short written note like that often saves time when we arrive.

I am very pleased with this company’s performance and their tech, Isa, was very kind and respectful. He was knowledgeable and very quick to get started and courteous with his work. He cleaned up everything after, I couldn’t even tell that he moved the washer. The machine is fixed and working perfectly. Thank you so much!

Taghi was so very helpful to my family! Our washing machine was full of water and I tried everything I could think of, but I could not get the water to drain. Taghi was at my house in less than two hours. He found the problem right away, made the repairs, and cleaned everything up. All of this was on a Saturday! I am so very thankful! I promptly put Optimal Appliance Repair’s number in my phone for my next appliance emergency!
